What would you say if I told you we had listed a property that buyers couldn’t even step into and that we were taking it to Auction? You most likely would have thought we were crazy. Well this is a crazy market and that’s exactly what happened at 45 Bellevue Terrace, Fremantle.
We were appointed by the Public Trustee to Auction the currently uninhabitable two bedroom, weatherboard terrace property at 45 Bellevue Terrace, Fremantle without the buyers (or ourselves) ever being able to step onto the property and without seeing the inside of the property.
Naturally it was interesting to witness the enormous activity that this listing generated. Fremantle Specialist Connie Handcock together with our Auctioneer Richard Kerr took the property to Auction last Saturday.
We had our largest ever number of registered bidders with 22 buyers registering to bid at the Auction. The bidding opened at $150,000 and went up from there. Six parties participated, the property was called “on the market” at $460,000 and SOLD under the hammer a short time later for a remarkable $508,000!
The demand for properties in Fremantle and its surrounding suburbs is exceptionally high, even for properties requiring substantial renovations. Buyers are not just enticed by the prospect of restoration but also by the prime locations on offer.
As we all know, location counts for a significant portion of a property’s capital growth, which is why we are unsurprised to have so many eager buyers competing for the opportunity presented at 45 Bellevue Terrace in Fremantle.
The strength of activity in the market is being reflected in REIWA reporting that the average days on the market had shortened to just 8 days on market in October. However, not all properties are selling at record speed. Properties with narrow target markets or more niche offerings may take longer to sell.
As we witnessed on the weekend, and indeed every weekend recently, there are active buyers everywhere, qualified and ready-to-act.

REIWA is reporting there were 5,031 properties listed for sale in Perth in the week to 30th October, a small 0.4% increase to figures seen last week and still 38.9 percent lower than 12 months ago. This comprises just 2,464 houses, 1,432 units and 1,135 blocks of land. We saw a 1.8% increase in sales last week at 998, which is 21.4% higher than witnessed at the end of September.
