The Winter Advantage – Cold Temperatures, Hot Market

This week, the number of active listings across Perth has once again dipped below 4,000—a significant milestone that highlights just how tight the market remains. According to REIWA, there’s been a 1.8 percent drop in available stock. And while that’s a small weekly decline, the broader picture is clear: supply remains well below demand.

Despite the cooler weather, we’re still seeing strong buyer interest. But with limited choice, many buyers are beginning to experience decision fatigue—and in some cases, compromise.

We recently worked with a buyer who had missed out on three character homes. Initially set on a specific style and location, they ultimately purchased a beautiful, contemporary property they had once rejected. It wasn’t quite what they had hoped for, but with nothing else coming to market, they secured what was available in the suburb they loved.

This is the reality of today’s market—some buyers who are ready to buy are adapting quickly, often shifting their expectations when the right property simply isn’t available.

WHAT THIS MEANS FOR SELLERS

For homeowners considering a sale, this environment presents a unique advantage. With the July school holidays around the corner and stock levels likely to remain low, there’s a real opportunity to get ahead of the curve.

We believe sellers who are organised and ready to launch in the second half of winter (mid to late July and early August) will benefit from a “first-mover” advantage. By hitting the market before the traditional spring rush, your home will stand out with less competition and more eyes on it.

And for those planning to sell before they buy, this approach offers additional strategic benefit: being sold and ready to purchase with confidence when spring listings arrive, putting you in a stronger position than buyers still caught in the “selling first” stage.
