Last week we wrote that winter can be a fantastic time to list your property. This is typically a reflection of fewer sellers going to market in winter and the presence of serious buyers in the market. This year we are seeing more than just the normal seasonal decrease in sales – we are indeed experiencing an unprecedented shortage of listings. REIWA is reporting that the number of properties available to purchase has dropped even further last week with a mere 3,270 properties available for sale and, of that, there were just 1881 homes.
We thought it would be helpful to share some of the things that help improve your chances of selling your property for a premium:
Painting and Touch-Ups
Fresh paint can do wonders for the appearance of your home. Touch up any scuffed or chipped areas and consider giving your walls a fresh coat in neutral colours to appeal to a broader range of buyers. A well-painted home looks well-maintained and inviting, which can make a strong first impression for potential buyers.
Clearing Gutters
Ensure your gutters are clear of leaves and debris. Blocked gutters can cause water damage, which can be a turn-off for potential buyers. Regular maintenance of gutters shows that the home has been well cared for, reducing concerns about hidden issues.
Cleaning Driveways and Walkways
Pressure clean your driveway and walkways to remove dirt and stains. A clean, tidy entrance boosts kerb appeal and sets a positive tone before buyers even step inside. Pay attention to any cracks or uneven areas and repair them if necessary as well!
Ensure your Fireplace is Working
A working fireplace can be a significant selling point in the winter. Have your fireplace and chimney inspected and cleaned to ensure they are safe and functional. A warm, inviting fireplace can make your home feel cozy and attractive to buyers. To add to the cozy feel of your home add some warm throws, cushions and soft rugs to create that cosy feeling throughout the home.
Enhancing Ambient Lighting
Good lighting can make your home feel warm and welcoming, even on gloomy days. With shorter days in winter, good lighting becomes even more important. Make sure all lights are working and consider adding extra lamps to enhance the ambiance.
Maintaining the Garden
Even in winter, a well-maintained garden can add appeal to your property. A tidy garden shows attention to detail and care for the property. Trim back any overgrown plants, clear away fallen leaves, and consider planting winter flowers to add some colour.
Heating and Insulation
Ensure your heating system is in good working order. Buyers will appreciate a warm, well-insulated home. Check for drafts around windows and doors and seal any gaps to improve energy efficiency and comfort.
