Weekly Market Report

THE LOCAL MARKET

Spring is continuing to bring an influx of properties to the market, the number of available properties increasing by 3.2 per cent last week despite an increase in sales of 7 per cent. There were 3,755 properties listed for sale at the end of last week. Although the total number of listings is 13.4 per cent higher than four weeks ago, it remains 26.1 per cent lower than this time last year.

At White House, we were pleased to have successfully negotiated offers for FIVE properties this past week.

Director & Licensee, Stefanie Dobro, secured buyers within two weeks of launching the incredible warehouse conversion at 27 Henry Street, in Fremantle’s sought-after West End. We saw a huge amount of interest from downsizers from the western suburbs – particularly Cottesloe, City Beach and Mosman Park. In the end, buyers from Sydney wanting to regain a foothold in Fremantle, where one of the buyers grew up, were thrilled to secure the property.

Stefanie, together with Attadale specialist Emma Hatch, also successfully negotiated multiple offers on the property at 7 Haig Road, Attadale with a cash offer securing the property for wonderful buyers who are looking forward to updating the property and moving in.

Advisor & Negotiator, Louise Pope – a Specialist in White Gum Valley and Bicton, continues her streak, successfully negotiating another four contracts this past week. Louise successfully negotiated multiple offers on 17 Minilya Avenue, White Gum Valley with a young first-home buyer thrilled to have secured the property. Louise also placed the apartment at 9/123 Watkins Street under offer, with the developers thrilled with the result. The land at 2/18 Watkins Street, White Gum Valley was secured with a cash offer, congratulations to our buyers, we can’t wait to see what you build! And after less than a week on the market fierce competition saw one lucky buyer secure the lovely villa at 6/287 Preston Point Road, Bicton.

THE RENTAL MARKET

In the rental market, REIWA is reporting there were 2,158 properties available for rent, a 1.5 per cent drop compared to the previous week. Rental listings have decreased by 11 per cent over the last month, but they are still 31 per cent higher than a year ago, indicating a tightening of the market as we head further into spring.
