THE LOCAL MARKET

The spring selling season is well underway and despite the school holidays, Royal Show and Grand Final week.

At White House we were thrilled to have put FIVE properties under offer during the past seven days.

Last Saturday, the warm weather brought a crowd with 4 Juxon Place, Hamilton Hill selling under the hammer after competitive bidding in front of a large crowd. Advisor and Negotiator Carlie Baker was thrilled to have facilitated a lovely first home buyer, who is excited to move to the area. North Coogee Specialist Carlie Baker was also thrilled to have secured a contract for the property at 47 Arabella Loop, North Coogee.

Fremantle’s Number 1 Agent, Connie Handcock secured a contract off-market for a property in Fremantle’s West End with a premium cash offer. Connie had been working with the buyers for over a year after they missed out on a warehouse conversion last October. Connie also placed 6 Livorno Approach, Coogee under offer after its first weekend on the market. We are thrilled for both our buyers and sellers.

Louise Pope secured a contract for 87 Edmund Street, Fremantle, with a young family securing the property.

We are continuing to negotiate offers across a number of other listings that will likely see more sales over the coming days.

In terms of listings, we’ve seen an anticipated surge in spring listings with REIWA reporting there were 4,005 properties for sale at the end of last week, up 3.8 per cent from the previous week and 15.6 per cent compared to 4 weeks ago! House listings saw the biggest boost, increasing by 4.9 per cent, with smaller rises in unit (1.7 per cent) and vacant land (3 per cent) listings.

THE RENTAL MARKET

In the rental market, availability tightened again this week, with 2,032 properties available for rent—a 2.5 per cent decrease from the previous week. Despite the market having 22 per cent more rental listings compared to this time last year, we’re still seeing fewer properties available than a month ago, down 8.6 per cent.
