Our Property Management Process
Our process is structured, transparent, and designed to reduce stress while achieving strong leasing results.
Step 1: Appraisal and Management Agreement
We start by understanding your needs and goals, then provide an appraisal and recommended strategy. Once you are ready to proceed, we finalise the management agreement and capture any owner preferences so the tenancy can be managed in line with your expectations.
Step 2: Preparation and Launch
We coordinate professional photography and prepare the marketing campaign. Your property is then launched online, with enquiries managed by our team to ensure no opportunity is missed.
Step 3: Home Opens and Applications
We conduct home opens on set days and times, and we can accommodate private viewings where needed. Applications are processed in detail and presented to you with the key information required to make an informed approval decision.
Step 4: Lease Sign and Tenant Onboarding
Once approved, we execute the lease documentation, collect bond and required payments, and complete the tenancy onboarding process. Every tenant attends an onboarding and handover session on their lease start date, so expectations, responsibilities, and property procedures are clear from day one.
Step 5: Condition Reporting and Ongoing Management
A detailed Property Condition Report is completed before move-in and issued to the tenant at key collection within seven days of tenancy commencement. From there, we manage the property day-to-day: rent collection, tenant communication, maintenance coordination, routine inspections, and ongoing lease support.
Step 6: Vacating and Final Bond Inspection
When a tenancy ends, we coordinate the vacate process and conduct the final bond inspection to assess the property against the original condition report. Where required, we arrange cleaning, gardening, or maintenance and support the bond process. We also help plan the re-leasing strategy so you can move forward with clarity.
Let us handle trades and services
We coordinate all trades and services required to lease, protect, and maintain your property, from market preparation and pre tenancy setup to ongoing legislative compliance. Our network includes cleaners (interior and exterior), handymen, gardeners, smoke alarm and RCD compliance providers, depreciation reports, and landlord insurance support. We manage the process end to end so your property remains compliant, organised, and low stress.
Marketing your property
Our leasing strategy focuses on high exposure, fast tenant attraction, and minimal vacancy. Your property is advertised across all major real estate platforms, supported by professional photography on every listing and optional for lease signage for local enquiry.
Campaign performance is actively monitored and adjusted to suit market conditions. We also promote your property through our tenant database, relocation agents, corporate clients, social media, our website, and in house video walkthroughs where suitable. You receive regular feedback and updates until the property is leased.


Tenant selection and approval
Tenant quality is critical to protecting your investment. We apply a strict approval process to ensure only suitable applicants are accepted.
Tenant screening includes:
- Completed White House Property Partners application
- National Tenancy Database (NTD) checks
- Detailed reference checks
- Employment and income verification, including prior roles if required
- Affordability assessment
- 100 points of identification including photo ID
After approval
Bond is lodged with the Residential Tenancies Authority within seven business days of receipt. Keys are released only once all documentation and payments are completed.
Tenant onboarding
Tenants attend a handover session on lease commencement, meet their property manager, review property guidelines, and clearly understand responsibilities and care standards for the tenancy.
Inspections, maintenance, and property Care
A detailed Property Condition Report is completed before move in and issued to the tenant within seven days of lease commencement. Routine inspections are scheduled at 6 to 8 weeks after lease start, then every 3 to 4 months, with a legal maximum of four inspections per year. Reduced inspection frequency can be arranged if preferred.
Maintenance requests are reported to you for instruction, including the option to nominate preferred trades. If none are provided, we use our approved contractors. For after hours emergencies, tenants may contact trades directly within an approved maintenance limit to ensure safety and prevent further damage.
Payments, statements, and online access
Owner payments are processed on the last working day of each month, with a detailed statement outlining income and expenses. An optional mid month payment is available between the 14th and 16th, followed by the standard end of month payment and statement.
You also receive access to an online owner portal, providing real time access to rent received, lease details, account balances, and historical statements. We can also manage property outgoings such as council rates, water charges, strata levies, and other expenses, all clearly itemised in your statements.

Frequently asked questions
Our standard payment run is at the end of each month, on the last working day, with a detailed monthly statement. A mid-month payment option is also available (paid between the 14th and 16th), followed by the regular end-of-month payment. Statements are issued at month end.
In Western Australia, landlords cannot automatically decline requests for pets or minor modifications. Tenants submit written requests and landlords must respond within 14 days. Requests can only be refused on reasonable grounds, and if there is no response within 14 days, the request is considered approved.
We notify you when issues require your attention and invite your instructions and preferred trades. If no preferred trades are provided, we proceed with recommended contractors. For emergencies outside business hours, tenants may contact a tradesperson directly to prevent damage and ensure safety, supported by a maintenance limit for prompt action.
Yes. We can manage outgoings such as council rates, water charges, strata levies, and other property-related expenses. Payments are detailed in your statements, and this service is included as part of your management fee.
Yes. You receive an online portal login, allowing access to rent paid to date, lease expiry details, account status, and previous statements.
Yes. Investor audits are available to provide a clear overview of your property’s financial performance, including rent collection, expenses, and overall returns, helping support long-term investment decision-making.
