In the past seven days, we’ve successfully put a whopping eight properties under offer!
With this level of activity comes intense negotiations, each with its own dynamics. While price is often a key factor for sellers, it’s important to remember that other considerations—such as the certainty of a cash offer or a preferred settlement timeframe—can sometimes take precedence.
This week, we experienced just that. Initially, we believed price would be the most important factor for our sellers. But as offers came in, we worked closely with buyers to adjust key conditions—whether they could increase their price, shorten their finance period, or even make their offer cash. The more organised the buyers were, the more confidence they gave to the sellers. After several days of negotiations, we ended up with four cash offers, each with varying settlement terms. In the end, the sellers opted for a slightly lower cash offer with a shorter settlement because the buyers acted decisively and were well-organised, providing the seller confidence.
This highlights a key point: in this competitive spring market, where there are many buyers vying for some properties, the level of organisation buyers bring to the table plays a crucial role as well as understanding what the sellers priorities are. The more prepared and decisive buyers are, the more confidence they give sellers, which can make all the difference in securing a property.
We are also finding that a number of buyers will be selling their properties once they secure an offer on another property; however, in many instances, the buyers have yet to arrange appraisals of their properties. This undermines their own confidence in what their budget really is. We encourage buyers to be organised in obtaining appraisals of their property and finding a trusted advisor they can work with in the lead up to the purchase of their next property and the sale of their property so that they can purchase their next property with confidence.
