Buyer demand remains strong for quality homes and well-presented character-rich properties, in particular, are generating significant interest.
Homes with warmth, history and architectural detail are attracting strong competition from young professionals, families and downsizers alike. When thoughtfully presented and strategically positioned, they are achieving exceptional outcomes and setting new benchmarks for value locally.
A recent example is 37 King Street, East Fremantle, which launched last Thursday. We welcomed 78 groups through the first home opens on Saturday, with many buyers preparing to offer. One buyer, however, chose to take an early mover advantage, presenting a compelling cash offer that accelerated the process, with all buyers who had viewed the property notified on Saturday evening that the property would likely sell that night. Importantly, all buyers who had viewed the property were invited to discuss their position prior to the property selling Saturday night.
Both our buyer and our sellers are over the moon.
It’s a powerful reminder of what can happen when:
- A home appeals to a broad market
- Sellers are market aligned on pricing strategy
- Presentation is executed at a high level
- Communication and competition is managed strategically and transparently.
As we move through the Labour Day long weekend and into what is technically the end of summer, we are reminded that March and April often bring some of Perth’s most beautiful days. With more moderate temperatures forecast this long weekend, many homeowners may spend time in the garden and it’s worth noting that landscaping and street appeal remain some of the most effective, cheapest and easiest ways to add value to your property. And if selling later in the year is on the agenda, planting now will help the appeal of your property grow over the coming months.
If you’ve been considering selling and would like to understand how to best present your home (for living in or selling) and what you may achieve in the current market, please reach out. We welcome the opportunity to have a conversation.
Enjoy the long weekend.
