Last week, we took 37 Lilly Street, South Fremantle to auction in front of a huge crowd gathered in the street. Despite the rain moving us indoors mid-Auction (for the second week in a row), it didn’t dampen the magic of the auction process. With competitive bidding from eager buyers, one very lucky local family secured the property for $3,200,000 under the hammer.
Our sellers, who all grew up in the home during the 1960s, were absolutely thrilled with the outcome and the news that our excited purchasers have plans to renovate and extend the existing dwelling into their dream home on the generous 1156sqm block in the heart of South Fremantle.
This sale is another testament to the success of the auction process.
While there are still many people who believe, “Auctions don’t work in Perth,” our August campaigns tell a different story. Last month, we took four unique properties to auction, from generational homes untouched for decades to a beautifully renovated weatherboard cottage with a pool and guest house. Each property attracted significant interest, multiple bidders, and all sold under the hammer.
So why Auction? The auction process offers several key advantages:
- Short, focused campaigns: A 2-3 week auction campaign gives time on the market for the property to be seen (rather than selling the first day) and an advertised deadline helps buyers make a decision by a deadline
- Transparency: Buyers can see what others are prepared to pay, encouraging transparent bidding on a level playing field of terms
- Unconditional sale: Our Auctions are cash, unconditional sales, providing sellers with certainty once the hammer comes down (no waiting for finance approval)
- Seller control: Sellers set a reserve price, giving them total control over the minimum sale price
- Three opportunities to sell: A property can sell prior to auction, under the hammer, or after the auction to conditional and unconditional buyers providing three opportunities to sell
Auctions create a transparent, competitive environment that helps both buyers and sellers. Knowing what another buyer is prepared to pay can be of immense value in a competitive and rising market. Indeed, the transparency of the Auction process saw one bidder in August bid $350,000 more in the Auction environment than what the same buyer had formally offered prior to the Auction campaign – securing the property!
