Recently, we were negotiating a home where the initial offers were already strong, sitting at the top end of recent, relevant sales evidence. On paper, the outcome was good.
Instead of rushing a decision, we paused allowing time and opportunity for buyers to reconsider their position.
Our sellers’ goal was clear: to achieve the best possible result, with the right terms. To support that, we took the time to go back to each buyer individually, not to apply pressure, but to ensure they were genuinely afforded the opportunity to secure the property.
That meant understanding what each buyer’s final position would be.
By doing so, we created transparency in the process and allowed the market to reveal itself clearly. The final outcome ultimately improved by nearly 10 percent more.
An important part of this approach is recognising that buyers want to feel they’ve been heard and given a fair opportunity to compete. When that happens, decisions are made with confidence and outcomes are more meaningful for everyone involved.
