The Agent Interview: Beyond the Living Room

With the Fremantle Dockers heading into tonight’s Preliminary Final in Sydney, there’s been plenty of talk about team selection, preparation and performance when it matters most.
 
It got us thinking about another kind of selection we see every week: choosing the right agent to sell your home.
 
When interviewing agents, it can be tempting to base your decision on two numbers: the price they say your home is worth and the fee they charge.
 
But neither necessarily tells you what the process – or the eventual result – will be.
 
Any agent can sit in your living room and talk you through what they’re going to do. Before making a decision, it can be really helpful to go out and see that agent in the field.
 
Visit one of their home opens. Make an enquiry on one of their properties. Notice how you’re greeted, how well the property is presented and how clearly the agent communicates.
 
Does the team follow you up? Do they make you feel comfortable asking questions? Do they know the property and understand the local market? And importantly, if you were a buyer, would you want to deal with them?
 
It’s also worth looking beyond the listing presentation to the agent’s track record. Consider their recent results, experience in your area, recommendations from past clients, their marketing and sales process, and the strength of the wider team supporting the campaign.
 
The highest appraisal price or the lowest fee can understandably look attractive at the beginning of a campaign. But selling a home is ultimately about the net result achieved and the journey along the way.

It may tell you far more than a listing presentation in the living room ever will.
