It’s not just the temperatures that have been sizzling hot this week; the heat has been reflected in the market too with the White House team putting a remarkable NINE properties UNDER OFFER with a market value of over $16 million – many of these properties with multiple offers. And with another Saturday ahead of us tomorrow and more great opportunities for buyers, we are looking forward to aligning more hearts with homes in the coming days.
Once again this weekend we will be hosting an Auction – to allow buyers to bid under the transparent process of an Auction to purchase the property at 5A Thomson Road, Claremont. Whilst Auctions have become considerably more common in recent years, bidding at auction can feel daunting, especially if you’re not familiar with the process. However, with the right guidance and preparation, it can be a smooth, transparent and straightforward way to purchase a property.
One of Australia’s foremost Auctioneers and Director of Apollo Auctions, Justin Nickerson, has some valuable insights into how to approach auctions and bidding with confidence. His advice focuses on being prepared, calm and intentional.
Confidence, Justin explains, is key. Making your presence known early – by placing the opening bid, for instance – can help shift the energy and show that you’re serious. It also allows you to set the tone, rather than getting caught in the momentum of others. Starting early can help settle nerves, gives you a sense of control, and shows other bidders that you’re ready and engaged.
Just as important is having a clear strategy. It is important to go in with a clear understanding of your budget. Before the day, take some time to decide on three key figures – the price you’d love to secure the property for, a fair price you’d be comfortable paying, and your final limit, the price you will not bid above. Having these numbers in mind gives you a calm, confident foundation to work from, even if things move quickly and nerves or emotions are high.
Bidding promptly is another powerful technique. When bidding, responding promptly rather than hesitating can help keep your momentum steady and show other buyers that you’re confident in your position. You don’t need to rush – but being prepared to bid clearly and without hesitation can help create the impression to other bidders that you have a ‘never ending’ budget and are confident you will secure the property.
At the end of the day, success at auction often comes down to remaining composed, confident and clear about your goals. And, of course, being prepared to be the highest bidder.
