January delivered continued price growth across Perth, with the latest Cotality Home Value Index (February 2026) confirming the city once again led the nation. Dwelling values rose 2% over the month, the strongest result of any capital city, taking quarterly growth to 7% and annual growth to 18.5%. Perth’s median dwelling value, according to Cotality, now sits at $961,898.
January’s growth, of course, occurred before the Reserve Bank’s decision this week to lift interest rates to 3.85%. While we will need to wait to see what impact this has on our local markets, it reinforces the importance for buyers to double check their figures with their bank or broker so they can move forward with confidence and clarity when making purchasing decisions.
What remains clear is that stock levels are still exceptionally low. REIWA’s latest figures from 1 February 2026 show just 2,468 properties for sale across Perth, almost 50% fewer than this time last year, keeping conditions firmly in sellers’ favour.
With very limited choice, demand remains strong. Well presented family homes are in particularly short supply and continue to attract significant competition. Even at the upper end of the market, homes with broad appeal are seeing real depth of demand. Locally, we are seeing quality homes in the $3 million plus segment drawing multiple buyers and strong competition, with new price benchmarks being achieved. This continues to reinforce that scarcity is driving results.
For sellers, this remains a competitive market. Outcomes continue to be shaped by strategy, presentation, positioning and, of course, choice of agent. Homes with narrower target markets may also require patience for the right buyer to come along. These factors remain critical in determining what a property will ultimately achieve, as well as the overall experience you may have as a seller.
