Market Wrap, Community Giving, Merry Christmas

As we approach the end of the year, December invites a moment to pause and reflect. It’s been a busy and rewarding year, though at times a challenging one for buyers, renters and sellers alike.
 
Much of that challenge has stemmed from a sustained shortage of housing stock for both sale and rent, combined with steadily rising prices. Before the festive season begins, we wanted to share a brief end-of-year market snapshot — and more importantly, acknowledge the people and causes that give real meaning to the work we do.
 
Throughout 2025, Perth’s property market has continued to be shaped by strong demand and ongoing supply constraints. New housing stock has not kept pace with population growth, placing consistent pressure on the market. Stock levels reached record lows during winter and showed little improvement as the year progressed, with the traditional spring lift in listings largely absent.
 
Competition remained intense, particularly for well-located, well-priced homes. Properties in more affordable brackets were often absorbed quickly, with enquiry levels remaining high. The Federal Government’s 5% Deposit Scheme introduced in October also brought more first home buyers into the market, adding further momentum. Selling conditions stayed fast-paced, reflecting the depth of demand and the ongoing shortage of available homes.
 
Looking ahead to 2026, population growth and positive economic conditions are expected to continue supporting the market, albeit at a more moderate pace, with affordability playing a larger role.

For the third year in a row, we were honoured to support St Patrick’s Community Support Centre and their Christmas Appeal. St Pat’s provides vital services for people experiencing homelessness or hardship, including meals, healthcare, accommodation support, financial counselling and pathways toward long-term stability.
 
The White House Team pledged to make a contribution for every property listed, sold or listed for lease from 15 November to 15 December.
 
On Thursday, members of the White House Property Partners team had the privilege of presenting St Pat’s with a cheque for $14,600 supporting their Christmas appeal and the important work they continue throughout the year. We are grateful for the trust of our clients, which enables us to make contributions like this to our local community.
 
This year also marked our first partnership with Foodbank WA and we’re grateful for the way our community embraced the initiative. Through local advertising and collection points, we collected 237kg of food, along with $300 in monetary donations which alone is cover the cost of 600 meals.
 
A special thank you goes to our Attadale Specialist, Emma Hatch (also the owner of Oo La La Mummy Fitness), and to Emma’s fitness clients whose generosity made a meaningful difference. We also thank BoBlond Hair Salon at 67 George Street, East Fremantle, for kindly providing a donation collection point.
 
We’re honoured to have played a small role in easing pressure for those experiencing food insecurity this Christmas and beyond. Foodbank WA supports individuals and families year-round, and donations can still be made via the link below — including in time for Christmas.
