Outstanding Value Often Hides in Plain Sight

It’s a question we hear often: “That property’s been on the market a while… what’s wrong with it?

But the truth is – often, there’s absolutely nothing wrong at all.

Some of the best opportunities in today’s market lie in homes that have been listed for a little longer than others. In many cases, the property is exceptional and represents exceptional value – but the timing just hasn’t aligned yet. Perhaps a strong offer came in early, before the seller was truly ready. Or maybe the seller’s motivation has now shifted, and they’re prepared to meet the market and sell.

These properties often represent outstanding value. Buyers can secure a fantastic home at a great price, sometimes below replacement cost – and position themselves for future capital growth. But too often, hesitation gets in the way.

I know this first-hand.

Long before I began selling real estate, I was a buyer. I was offered a home well below what I thought market value was at the time. But I froze. I asked myself, “What’s wrong with it?” I second-guessed what seemed like an incredible opportunity.

 A few days later, a more proactive buyer snapped it up – paying 10 percent more than what I’d been offered. Years later, when I walked back through the home to appraise it, I half expected to be reminded why I didn’t buy it. But the opposite happened – I was flooded with a sense of why I’d wanted it in the first place. It was a superb home. A superb investment. And I regretted not trusting my instincts.

 That experience has stayed with me. It taught me that sometimes, great buying opportunities don’t look like a rush of competition or a frenzy of interest. Sometimes they look like a quiet, overlooked listing with a seller who’s now ready to meet the market. And fortune often favours the brave.
