Planning a Renovation? Here’s What You Need to Know

This week, we had the pleasure of hosting two workshops in collaboration with Myaree Ceramics and Vincent Ciccarelli, designed to help homeowners plan their renovations with clarity and purpose.

It was fantastic to see so many of our clients in attendance — some just beginning to explore the renovation process, to others who’ve already completed projects and are now thinking about the next stage of adding value to their homes.

One of the key takeaways from these sessions was the importance of prioritising renovations that deliver the best return on investment. While upgrades like kitchens, bathrooms and street appeal often add significant value, other changes — especially those that are highly personalised or overly niche — may not resonate with future buyers in the same way. Making informed decisions about where to focus your budget and time is essential.

Another important consideration is understanding buyer preferences and current market trends. As agents, we are constantly engaging with buyers and witnessing firsthand what features are creating competition and driving strong results. A renovation that aligns with what buyers are looking for can make your home far more attractive when it comes time to sell.

It’s also crucial to be mindful of avoiding overcapitalising. It’s easy to get swept up in design ideas and spend more than your home can reasonably return in value. For example, a $100,000 kitchen in a $700,000 home may not be a wise investment. Having a clear understanding of value-adds at different price points in your suburb can help ensure your renovation remains financially sound.

And if you are renovating with a future sale in mind, small, well-chosen updates before listing a property can make a big impact, from fresh paint and lighting updates to simple landscaping improvements. And even if you’re not planning to sell in the short term, it’s still worth understanding how your renovation decisions can affect long-term resale value.

If you’re thinking about a renovation and want to ensure your choices are adding real value, we’re always here to offer guidance. A quick conversation with a trusted real estate agent before you begin could save you thousands down the track — and help you feel more confident in every decision you make.

And if you’re seeking inspiration, Lisa Ciccarelli and the team of designers at Myaree Ceramics is a great place to start for beautiful finishes and great advice.
