While it’s been a shorter week for many, the Perth property market continues to move — particularly in rentals. In March 2025, Perth’s rental vacancy rate rose to 2.5 percent, up from 2.3 percent in February. It’s the first time we’ve reached this level since September 2019, and while this figure aligns with what’s considered a more “balanced” market (between 2.5 percent and 3.5 percent), the reality on the ground is far more nuanced.
REIWA President Suzanne Brown shared that although we’re seeing more availability in some areas — the overall rental supply still sits 5 percent below its 2021 peak. This, coupled with continued population growth, means rental pressures persist, especially in lifestyle-rich, centrally located suburbs where competition remains fierce and vacancy rates remain below 1 percent.
In some outer metro areas, tenants are beginning to see more choice and flexibility, and landlords are adjusting expectations — including price — to attract the right tenant. This shift means tailored advice is more important than ever.
