It’s a question we’re often asked: if there’s so little stock and the market is so strong, why would I need to stage my property? Can’t we just sell it as is?
The answer really depends on what you want to achieve. Yes, it’s possible to sell a property “as is” in this market, and yes, it’s likely to attract offers. But if your goal is to achieve the highest possible price, then it’s worth considering whether you’ve done everything you can to attract that outcome.

Staging helps buyers emotionally connect with a space. Most people struggle to visualise how furniture will fit or how a room will function and only a small percentage can truly picture it. Well-staged homes not only photograph beautifully but also help buyers imagine themselves living there, often translating into stronger competition and higher offers.
Recently, we worked with a seller whose property had previously been on the market without success. After some time vacant, the owner was hesitant to invest in staging again but agreed to obtain a quote. The owner decided to go ahead with the staging. Once the property was staged and rephotographed, the difference was striking. The campaign attracted multiple offers and sold well above the owner’s original expectations and a final negotiation adding another $50,000 to the result.
When we called to share that we’d achieved their dream price, we discussed how the investment in staging, marketing and indeed our professional success fee were all covered by the additional funds we’d secured for the owners. It was a perfect reminder that while staging isn’t mandatory, it can be one of the smartest investments a seller can make.
So, do you have to stage your property? No. But there’s comfort in knowing that, alongside choosing the right agent, you’ve done everything possible to position yourself for the strongest possible result.
