With the winter school holidays starting tomorrow, we are stepping into one of the traditionally quieter periods in the property calendar – and that represents an opportunity for savvy buyers.
Yes, there are fewer homes on the market right now (REIWA is reporting that the number of listings have again slipped slightly to 3,973) but we are also seeing, in many cases, fewer attendees at some of our home opens, hence perhaps fewer active buyers – the shorter days, cooler temperatures, and holidays keeping some buyers away.
If you are a buyer and have been watching the market continuously for new listings and wondering when to act, this is an important time to take a second look at properties that have been “sitting” on the market for a few weeks or longer. Sellers who look to sell in winter are often highly motivated, and when they have not achieved a sale prior, they are looking for offers to enable them to have choices – and that can be a real opportunity for buyers who act.
Sometimes, the best value is lying in plain sight, and some of the best buys happen when the competition is distracted.
