Last week we spoke about the value of creating a clear deadline for buyers, whether through a Closing Date Sale or Auction. Last Saturday’s auction at 35A Stoneham Road, Attadale was a wonderful example of why these strategies can be so effective. With three bidders, the successful purchaser had actually been overseas for much of the campaign. A friend inspected the property on their behalf just days before the auction, before they viewed it themselves for the very first time on auction day. Once the property was called on the market at $2,631,000, competitive bidding continued until the hammer fell at $2,675,000. It was a timely reminder that the right buyer can emerge at any stage of a campaign and that providing certainty around timing encourages buyers to make confident decisions. It was also an example of how having the right team on the job (in this case supporting the bidders through the motions of the auction and the owners in the background) can help achieve a successful outcome. As the winter school holidays begin this weekend, we naturally expect the market to settle into a slightly quieter rhythm over the coming weeks. For buyers, however, this can be one of the best times of year to purchase. There are some exceptional homes currently available for those prepared to step forward.
For those able to purchase over the winter period, there is also the added benefit of making your move before the market becomes more competitive again as buyers return from holidays and spring activity begins to build. Sometimes the best opportunities are found when others have temporarily stepped away.
