When choosing an agent, it’s easy to be drawn to the promise of a higher sale price. After all, it’s an exciting conversation to have.
But in today’s more balanced market, the process behind that promise has never been more important.
A few months ago, we met with owners preparing to sell their beautiful family home. They said they genuinely had no price expectations and would meet the market. After carefully analysing comparable sales, the home’s position, condition and current market activity, we provided an appraisal based on the most recent relevant sales evidence and the changing sentiment in the market. As always, we said we would work to achieve the strongest price possible. We also recommended a few simple presentation changes and shared the strategy we believed would give them the greatest opportunity to achieve an outstanding result in today’s market.
Ultimately, they indicated it was very close and that they chose another agent after receiving a higher appraisal that the agent was ‘confident’ of achieving.
This week, we noticed the property was no longer on the market and called to see whether they were needing help to buy (as they weren’t looking to buy until they had sold). The owner shared that after more than two months on the market, despite buyer interest, they hadn’t received a single written offer and had decided to withdraw the property. They indicated that the property had received a lot of interest and that it was probably not the right time of year to sell.
It would be easy to blame the weather or changing market conditions. Yet during that same period, we successfully sold two comparable homes nearby and in July alone sold 21 properties with a total value of over $39 million.
The difference wasn’t the weather or the market. More often than not, it’s the promise of a process.
The way a home is presented. The strategy behind the pricing. The conversations with buyers. The follow-up after inspections. The nurture that creates confidence in moving forward with an offer. The local knowledge that shapes every decision. These are the things that build buyer confidence and create opportunities for sellers.
A price promise might win a listing, but it’s the process that delivers a result. As the market continues to evolve, thoughtful advice, honest communication and a well-executed strategy have never been more valuable.
