Winter Market Proving Hot for Sellers

Traditionally, July is considered one of the quietest months in real estate – but this year has been anything but quiet. Last weekend alone, we saw huge numbers of buyers out and about: 41 groups through a first home open in Fremantle, 28 groups in North Coogee, 41 groups in East Fremantle, and 43 groups in White Gum Valley. At White House Property Partners, we sold over $20 million worth of property in July.

With fewer than 3,400 properties currently on the market across Perth, buyers are actively competing for quality homes. This shortage of listings is creating strong demand, and well-presented properties are selling quickly and at great prices – even in the middle of winter.

For buyers, while fresh-to-market listings may be selling like hotcakes, outstanding value can often be hiding in plain sight. Properties that have been on the market for longer may now represent excellent opportunities, with sellers becoming more motivated and competition easing – they are well worth a second look.

If you’ve been considering a move, coming to market ahead of the spring rush could put you in the best position to achieve a quicker, stronger result, while competition among buyers remains high and supply is still tight.
